How to read an Xactimate estimate
Most US property insurers write estimates in Xactimate. The layout looks intimidating, but every line follows the same pattern.
The columns
| Column | What it means |
|---|---|
| Description | The work: R&R means remove and replace, D&R means detach and reset |
| Quantity and unit | SF square feet, LF linear feet, SQ roofing square (100 SF), EA each, SY square yard |
| Unit price | Labor plus materials per unit, from the insurer's price list for your area and month |
| Tax | Sales tax on the materials |
| O&P | Overhead and profit for a general contractor, if included |
| RCV | Replacement cost value: what the line should cost to do today |
| Depreciation | The amount held back for age and wear, shown in brackets |
| ACV | Actual cash value: RCV minus depreciation, what you are paid first |
What to check on each line
- Quantity: does it match your house? Measure a room or ask for the diagram.
- Scope: "hung, taped, ready for texture" means no texture. "Seal/prime then paint" a 48 SF patch means the rest of the wall is not painted.
- Missing companions: shingles need starter, ridge, drip edge and underlayment. Drywall needs texture and paint.
- Depreciation: is labor being depreciated? Several states limit that.
The totals
At the bottom you will see the line-item total (RCV), the depreciation held back, your deductible and the net payment. If your policy pays replacement cost, the held-back depreciation is usually paid after repairs are done and you send the invoice.
